Glenelg, Seaford, Henley, Grange — what’s different about coastal painting and why it costs slightly more.
Coastal Adelaide has a distinct paint failure environment: salt-laden onshore winds, intense west-facing UV, and accelerated aluminium frame oxidation. Standard exterior acrylic that lasts 10 years inland often fails at 6-7 years on a Glenelg or Henley west wall.
Salt is hygroscopic — it draws moisture from the air, which under repeated cycles works behind the paint film and lifts it from the substrate. UV breaks down the binder polymers separately. Combined, west and south-west elevations facing the ocean fail twice as fast as inland walls of the same age.
Use Dulux Weathershield Marine, Taubmans Coastal Armour, or Haymes Ultra-Premium Exterior on any home within 500m of the coast. Cost premium: 15-25% over standard exterior. Lifespan extension: 40-50% on the weather side.
Coastal homes are especially vulnerable to aluminium oxidation — the chalky white powder on faded frames. Replacement costs $800-$2,000 per window. Electrostatic respray restores to factory finish at $200-$300 per frame with 10-year warranty. Aluminium window respray is one of the most cost-effective coastal-home upgrades.
Glenelg — anything west of Anzac Hwy is in the salt zone. Seaford — coastal but slightly less aggressive than Glenelg. Henley Beach — direct west exposure, salt-rated paint essential. Grange — similar to Henley. Hallett Cove — cliff-top elevation magnifies wind exposure.
